What We Do

Red Giraffe Architecture offers the standard architectural services as set out by SACAP. Over and above the standard architectural services we offer
various specialised services and we also work with many other professionals in teams or on a sub-contract basis.

The standard architectural services are broken down into 6 stages of a typical project:

Inception

Clients brief
Site and budget constraints
Project programme & need for consultants

Concept Design

Prepare initial design & advise
Check conformity regarding land rights & design criteria (if applicable)
Review costs & project program

Design Development

Review design & consult with authorities
Develop design to clients brief
Review the design with consultants

Documentation (Working Drawings)

Prepare all plans & documentation necessary for submission to the local authority
Prepare specifications for the works & review costings & programme with consultants
Obtain client signs off, submit plans & documentation to the local authority for

Documentation (Drawings, Tender & Contract)

Prepare plans & documentation for tender purpose
Collect tender results and recommend on awarding the contract
Prepare contract documentation for signing (JBCC)

Construction Administration

Administer the building contract & issue construction documentation
Inspect works & check sub-contract designs & documentation
Preform duties as “principle agent” as described in the JBCC
Issue practical completion certificate & assist in obtaining the final occupation certificate

6

Close Out

Facilitate the project close-out with the preparation of the necessary documentation
Issue relevant certificates related to project completion
Provide the client with as-built drawings
